The number that matters is cost per booked job, and the ticket decides it
A house wash runs $200 to $600 and a driveway $100 to $300, with a minimum service fee of $100 to $150. At a 50% gross margin that leaves $100 to $300 on a house wash and $50 to $150 on a driveway to pay for the marketing that found them. A channel that costs more than about $100 to book a house wash loses money on the first job and bets on the neighbours.
The arithmetic: cost per lead divided by the close rate on that channel. A $41 exclusive lead closed 40% of the time is about $100. A $40 shared lead where five companies respond and the homeowner texts the first price that arrives closes perhaps one in eight, which is $320, on a job that may be a $175 driveway.
The number that changes the arithmetic is the second job on the street. A house wash that produces two neighbour driveways the same week is one acquisition for three jobs and no drive time between them, which is why every channel on this page is judged on whether it lands the truck on a street where the next job is visible from the porch.
Why pressure washing is its own animal
- The job is the ad. A finished driveway is visible from the road, the neighbour's looks worse than it did that morning, and no other trade gets that.
- A March spike and a November collapse. "Pressure washing near me" is searched about 74,000 times in March and 27,100 in November (US monthly Google Ads volumes via DataForSEO, pulled September 5, 2026). Leads bought in November are estimates for spring.
- The ticket is small and the margin is in the route. Three jobs on one street is the profit; one job twenty minutes away is not.
- Anyone with a rig is a competitor. The market refills every spring, which is why the profile with twenty reviews and a page per service is the moat.
- Half the year is sold by hand. From September on, property managers, realtors, HOAs and commercial accounts carry the calendar, and none of them come from a lead channel.
Lead marketplaces: Thumbtack and Angi at pressure washing prices
Neither marketplace publishes a pressure-washing-specific lead price. An analysis of 2026 Thumbtack prices by trade puts most home-service leads at $25 to $75, with every responder paying and 78% of homeowners choosing the first contractor to reply by Thumbtack's own data; cleaning and lawn leads at the cheap end run $8 to $22, and pressure washing sits near them. LeadTruffle's 2026 Angi guide (LeadTruffle sells lead-qualification software) puts most contractors at $15 to $85 a lead, shared with three to eight, on top of about $300 a year and a reported $400 monthly minimum, on twelve-month contracts with 30 to 35% cancellation penalties.
At those terms a $30 lead closed one in eight is $240 per job, before the drive, and the $400 monthly minimum is more than a one-truck operation should spend on leads in total. Google Local Services Ads and Google Ads
Local Services Ads. Pay per lead, above the map, with the Google Verified badge after a background check and proof of insurance. Pressure washing sits inside Google's Window Cleaning vertical, with pressure washing, soft washing and gutter cleaning as job types. 99 Calls publishes its clients' numbers: for September 2026 the average charged pressure washing lead was $40.97, the median $48.22 and the typical range $26.17 to $64.14, from four campaigns over three months. At a 40% close rate that is about $100 per booked job, which works on a house wash and barely on a driveway; enable the job types accordingly and apply in January so the ad is live by March.
Google Ads. Clicks cost about $7.52 for "pressure washing near me", $13.89 for "house washing near me", $18.10 for "roof cleaning near me" and $7.46 for "soft washing near me" (Google Ads averages via DataForSEO, September 2026). A $7.52 click at a one-in-ten conversion is $75 per booked driveway, a loss; an $18 click for a $500 roof wash at the same rate is $180, which pencils. The street and the profile: the leads that cost nothing
The street. Door hangers on the ten houses either side and the ten across, the same day, with a before-and-after of the driveway two doors down and a neighbour price for that week, cost about nine cents each. A yard sign for a week runs from $10.99, with a QR code to the booking page. Three jobs on one road in one morning is the margin in this trade, and the marketing guide covers batching the street.
The video. A 15-second split-screen driveway posted to Instagram, Facebook, TikTok, YouTube Shorts and the Google profile is the trade's unfair advantage and it costs a phone on a tripod. "Pressure washing before and after" is searched 880 times a month on its own.
The profile and the page. Category "Pressure washing service", photos of real jobs, a page each for house washing, driveways, roof soft wash, decks and commercial with a price range, and twenty reviews asked for while the driveway is still wet. BrightLocal's 2026 consumer survey (BrightLocal sells local SEO software) found 47% of people will not consider a business with fewer than 20 reviews. The accounts that fill the second half of the year
From September, search demand falls by two thirds and the operators who stay busy stopped depending on it:
- Property managers. Every tenant turnover is a make-ready with the exterior on the list; five managers with fifty units each is more repeat work than any lead channel.
- Realtors. A pre-listing house wash is the cheapest way to change a listing photo, and agents keep a short list.
- HOAs and commercial flatwork. Community sidewalks, pool decks, parking garages and restaurant drive-thrus, priced by the thousand square feet and scheduled off-season.

Each needs a one-page price sheet, a list of forty companies and an afternoon a week of calls in August and September. None of those jobs is a lead in the sense this page counts, and together they are the winter.
So what should you do?
- First season, one truck. Local Services Ads applied for in January and live by March, hangers and a sign on every job from the first one, the clip on every platform, and a marketplace for one month at most. Twenty reviews by May.
- Established, one or two trucks. Stop buying shared leads. Local Services Ads at ten leads a week from March to May, search ads on roof cleaning only, hangers on every job, and forty account calls in August.
- Two to four trucks. All of the above, plus rank tracking by town to decide where the second truck goes, and the commercial accounts as a division of their own.
